What should you know about Home Loans?

  • A Home Loan is a long-term (20 – 30 years) loan facility that is designed to help you finance the purchase of your home.
  • Home Loans are secured loan facilities; secured by the property you are purchasing. This means that if you fail to pay your instalments, the Bank has the first right to take your home away from you.
  • Your home will generally increase in value, which means Banks (as home loan providers) are happy to take home loans as the security for your property.

Types of Loans

  • Traditional Home Loan: Take out this loan when buying an existing residential property. This loan type is basic and straightforward.
  • Bond Plus: Bond Plus lets you borrow 100% of the purchase price of your house plus 8% more to cover additional costs associated with buying a house.
  • Further Bond: Further Bond enables you to access the equity component of your home loan for use as you choose.
  • Building Bond: You can apply for a building bond if you are intending to build a home. Once the building is completed, your bond will revert to a normal home loan.

Interest Rate Options.

  • Fixed Rate: For the duration of your contract period (12, 18 or 24 months), the interest rate on your home loan remains fixed and is unaffected by any rise or fall of general interest rates.
  • Variable Rate: This is the standard interest rate option. The interest rate varies in line with current interest rate movements.
  • Capped Rate: Your interest rate is capped at a certain level that allows you to benefit from a reduction in interest rates, while ensuring that your interest rate will not increase beyond the capped rate.
Prime Interest Rate: 10%
